The Blue Ridge SEZ (Special Economic Zone) is a prominent new technology park close to the Shanghai waterfront and has been a team effort done jointly by AVA and ECADI. Occupying a prominent site at the township, the buildings define the start of Blue Ridge Township.
This is the first notified SEZ in Pune and has received ‘IGBC Green New Buildings Rating System Silver-Tenant occupied building- October 2017’ certificate for Phase II and Gold for Phase I in 2014.The Builders Association of India (BAI) has awarded the Blue Ridge SEZ as the most 'Well Equipped & Mechanized Site'.
The masterplan is highly permeable for pedestrians working within the SEZ, with the design conceived as a point of connection between the various buildings within it. Inspired by the growing adjacent urban context of Rajiv Gandhi Infotech park in Pune, nine low rise buildings are planned within the site.
Built on the principles of Facilities, Flexibility and Freedom, the Blue Ridge SEZ is unique. As a customer, user-centric, flexibility to choose your space and freedom to optimize space.
Entire buildings or a selected number of floors are available for lease. The use of post tension slabs has allowed large spans ideal for flexible office spaces. Floor plates range from 15,000 sq.ft. to 50,000 sq.ft.
The 40 million square-feet development combines premium offices with a central courtyard (Phase 1) at the heart of the scheme and a cafeteria, all fronting a landscaped plaza. Phase 2 has three buildings. An abundance of centralized amenities like food courts, Gym and Crèche within the SEZ campus; and proximity to Shopping, Marina, and a Golf Club and housing in the adjoining township makes it a desirable place of work.
Phase II is planned on a contoured site sloping down from building seven towards building 9. As the building steps down with the terrain, one more level is revealed. The top terrace of Phase 2 is fully landscaped with food court and garden, water body and swimming pool.
A palette of crafted details gives the buildings a timeless quality. A mixture of curtain wall systems and framework glazing systems provides natural daylighting to the inside of the structures and aluminum cladding provides a low maintenance facade.
Two service areas are planned within the site. One at ground level on the north-east part of the site. This service area includes an electric substation, Diesel tank, surface parking and L.T. rooms. A fire station is built in a designated space on campus fully equipped with a fire vehicle.
The second service area is provided in the basement of the Phase 1 building. This contains the water treatment plant, dry generators and electrical rooms. All water is recycled and used for flushing or gardening.
Fire-fighting systems include sprinklers in parking as well as habitable floors, pressurized Fire escape staircases, Fire lifts, Fire hydrants, refuge areas, required exits from basements.
